Aman III Progress

Received a letter from PC and Bank stating that the first 10% progressive payment has been debited .. That means the foundation works has been completed. Any of the AHIII owner receieve the letter too ? So fast need to start to pay the interest liao.

PS: Tionwooi, if you are at AH, do update us on the current progress photos. Just making sure the foundation work has all been done.

PC usually claim b4 complete. Not sure about the progress coz recently bc wif my renovation. Anyway will try to shoot some photos to update u all when I go over AH ya.

Hi Xavier, wow .. you buy cash ? why you need to settle some of the 10% ? isn't it you just need to pay the bank interest for now based on the amount claim by PC? I think it is less than RM50 only.

no la mine is flexy loan ma... so I don't like seeing red in my account ...wanna clear it faster.

which stage is this d? I m noob in construction . does this show foundation for d whole building finish or partly?

They seems to just building the foundation (Almost done). All the wall I believe is for the ground utility room (Water pump etc). The date for "expected" completion of construction for AH3 has been changed from Dec 2013 to Dec 2014. Just noted this from the new AH3 phamplet obtained from their showroom.

For condo must complete within 3 years n landed within 2 years. If after the period tat mean u can claim LAD from the developer for delay.

If tanhongtat's info is correct tat mean our developer oledi planed early to delay til Dec 2014 then only handover jus like wat happen in Aman I n II.

Simple calculation, let say u sign SnP on Sept 2011 n they must handover ur unit to u the latest by Sept 2014 but not Dec 2014.

How to said their LAD is a joke?

so they have various stage of SNP signing wor.. let say some sign at october 2010 but some sign at april 2011 .. then which handover date does the developer follow? there are still empty lot in am3 and if the last snp is sign on december 2011 does that mean the developer can drag it till there or it must follow the 1 in the earliest SNP signing date?
looking at the picture above.. make me wonder does they mix the concrete well or they jus pour in cement and gravel into the water log ... those pool of water .. does they drain it out 1st b4 foundation fabrication?

Not every ppl can claim for LAD coz different ppl buy their unit at different times. 3 years period should count from ur date of SnP. The developer should complete n handover the unit to u all base on the 1st batch buyer who sign SnP. For example:

Buyer A (1st batch) sign SnP on April 2011
Buyer B (2nd batch) sign SnP on October 2011

Let say the developer handover ur unit to u all on May 2014, in other word buyer A entitle for 1 month LAD but nothing for buyer B since his 3 years due date is on October 2014. Hope tis make u all clear.

Besides, the developer gif Aman II buyer 2 choices, if wanna take the LAD one lump sum then must gif them 30% discount for the total (correct me if I'm wrong). If u wanna to get full amount then they gif u 10 posted cheque. Tat the way our developer to do their business. I think tis is the joke mention by GW.

dont understand this part.. i thought lad is payment by the day which the developer deferred..how does the lump sum mechanism come into play and wat is this 30% discount? by who? u mean we give the developer discount on the LAD if wan them to pay lump sum? wat is the Cons of posted cheque? it might be bounce cheque ?

There is a formula stated in ur SnP how to count the total amount of LAD base on how many day they delay to handover ur unit.

For example, the total amount of ur LAD which the developer should pay to u is RM10,000. By right, they should pay u tis amount in one cheque. But our developer ask for 30% discount of RM10,000 if v want them pay in one cheque (mean if u take tis option u only can get back RM7,000). If din gif them discount, then they will gif u 10 posted cheque wif different date. Tat mean u hv to wait to cheque date come then only can bank in. The reason is they dun hv so much money to pay out to all the buyer for the delay. But in other hand they keep on delay. I really cant understand how they think.

The longer they delay the higher risk they cabut n more interest v get from bank.
At the begining, Aman II purchasers oso hope tat they hv learnt a lesson from Aman I n wont repeat the same mistake on quality, but at the end.......
Mayb u will understand wat I'm trying to say when u come over n c it ur own.

U dun mind delay longer if u buy it for investment or have own house to stay currently. For my case, i am renting a place, and at the same time need to service the interest from bank, even LAD also cant cover.. Take into consideration that my landlord may increase rental or halau me away, it is not worth the LAD from developer... And they are not going to pay u lump sum in full..!
Maybe now the progressive interest is less for AH3.. When it comes to paying a few hundred a month just to service the interest, maybe u will not be so happy~~
