When will get CF?

I will go and get the explanation this saturday. Will see what AH say first, we can all go together.

I actually have appoinment with my plaster celing guy, wireman, and the kithcen guy to get full measurement on saturday. though can get all thing ready and once cf out can do reno immediately, but now ...............
i dun know want cry or angry..... actually i still hope AH can really sort thing out before end of august. (positive thinking)

guys, i believe Kelvin has his reason not to disclose what he found out from MPSJ and will seek clarification from AH before he decides to update the rest of us.. just in case some of us take it negatively..

Kelvin,u already share out some of the bad news.But i think AHI will be facing this kind of problem only,for AHII maybe will be different story.It is because they are the second batch already so by the time AHI is ready that's mean AHII will not need to worry bout the clubhouse and other facility.

Now my main concern is, will they deliver AHI CF the same day with AHII...
If the real thing really happen,then it is upset la.Because we purchase so early and some more we paid interest for so long...

now the issue is not AH wana delay CF. Is they try to release VP even though AH I still not ready for CF summission to stop LAD. If thing delay with a proper reason, it is still acceptable because we got LAD compensation. but definately not in this way. but lets forget bout this thing now, our main concern now is how to make sure AH rectify and correct all the outstanding issue that highlight by the relavant party and regain their confident. (I do not 100% sure what is all the problem behind, I just know they not satisfy with the AH workmanship) Just immagine, if they are the one decide on CF release, as long as they not satisfy with developer work, there is no way that they will issue CF. (in one hand, this is actually good for us purchaser, because it means the authorise party are strict in the quality control and protect purchaser interest, but in another hand it will delay the CF issue) so now the ball is back to the developer to indentify all the problem and make thing right asap, how fast developer can solve all the issue will determine how fast the CF application can truly accepted. I just not sure will the LAD stop now and VP release, will developer take their sweet time to handle issue only. I also not sure is it any brown envelope culture involve. At this moment, I still try to have faith in AH, it happen maybe due to this is their first project, I can see they try very best to minimize the damage. I am sure they will not repeat the same mistake to AH II, as AH I had become a teaching lesson for them. (we are guinea pig >.<) so dun worry all the AH II user. let us look positive and if any AH ppl here, pls solve the problem asap because i want my home sweet home ready asap :p

Not sure whethet you get the same info as me. As far as my understand from the authority, AH still hasn't submit Borang E. This is because a lot of thing still haven't completed and complied yet, e.g. their engineering and amendement plan, also they are not satified with the workmanship, e.g. a lot of cracks. Thus, in shoirt, they will not issue any CF.
Now, I wonder why VP is annouced in view AH is even don't comply with the requirement. Probably is to avoid LAD. Here, we should take legal action against AH if all these are deemed relevant, at least to protect purchaser interest.

This is something to share where I picked from HBA FAQ.

Q: I have received vacant possession but till now, there is still no sight of the CFO. What should I do?

A: These are the steps that you may take:

i. Check with the developer and the issuing local authorities on the cause of the delay.
ii. If you are not satisfied with the response that you have been given, you may make a complaint to the Ministry of Housing and Local Government together with the following documents:

a) a copy of the notice of handover of vacant possession
b) a copy of the certificate of completion issued by the Architect
c) a copy of the letter from the local authorities regarding the issue of CFO

iii. Form an action group with other affected buyers for a cohesive voice and also to share task and to show how concerned and serious this group of affected purchasers in wanting to move into their homes.
iv. Check if similar complaints on the same project has been received and also on whether an action group for that particular project has been formed and if not, to learn on the steps on how to form one

7. Late Delivery

Q: Can I claim LAD until the date when electricity supply is actually provided?

A: Please read and understand the definition of "ready for connection" in your Sale and Purchase Agreement. Thereafter, write to TNB for their written confirmation as to where the fault is and the party that is attributing to the delay of supply being available. With the documentary evidence, you could then substantiate your claim that the Developer has prematurely delivered vacant possession to you and thus your claim for LAD.

Q: Late Delivery Claims - My developer has offered verbally to only pay 50% of my claims which I do not agree. What should I do?

A: Your rights and entitlement is contained in your Sale and Purchase Agreement. First of all, you should make your demand in writing immediately upon receiving notice for handover of vacant possession. If you do not know how to go about writing a demand letter, you may use our sample as a guideline. If you are not satisfied with the response from the developer whether verbal or written, you may then seek legal recourse. If your claim is below RM50,000, you may check further to see if other conditions falls under the jurisdiction of the Tribunal for Homebuyer Claims. Otherwise, you may seek redress at the Civil Courts. For more information on the Tribunal, see FAQ below.

Who did you guys called anyway? I tried calling MPSJ at 03-80264365 and a guy answered. When I explain the situation to him, he just kept asking me to just deal with the developer.

Pls do not go to HBA at this moment. I worry it will affect the whole project. Lets settle thing between purchaser and developer, only if thing do not come to agreement then we proceed futher.

tomorrow nobody will be around beside esther. I do not plan to ask much question from her as I know she not the person in charge. Just wana check on few document if possible.

AHI will be the "white lab mouse" now. AHII i don't think that similar problem will occur,as when AHII is completed i assume AHII is already moved in a few month earlier rite...Accept of some defect only.

OK guys, some update. Just talk to AH project consultant, know their plan and concern as well. AH is target for CF for this month for sure and they will meet up the relavant party on monday and invite them for another round of site inspection for those pending issue. Pls do not poke anything from MPSJ anymore at this moment as if it become legal case, the whole project will stuck, let give sometime for developer to settle the issue. As this moment, AH had been ask to widening the front road to AH, i think most of you will see some work is doing there. Widening the surau space (=.=), and make sure the water meter to connected asap.
For me personally, if they are able to sort out the CF at this month or 2, I have no problem, as my initial reason to find out from mpsj also not to find fault but to know what is the progress for CF, AH agree to keep me in touch of their progress time to time.
MPSJ site also got abit of bias towards this project, for my understanding is because our purchaser mainly make up by non-bumi, and the officer incharge that talk to us is pretty new and she had been previously cheated by her properties developer, so she might got some bias. (she is the one told me her story :p)
I think at the end, all of us just wana to know what is the going on and what had been done by AH to obtain the CF, as we dun want just waiting in the dark without knowing what is happening. lets see how thing proceed before futher action is taken.

So conclusion that you all need to wait until this month end?
