Question on Liquidated Damage
Went to AH today for making vacant possession appointment.
Also had inquired about the liquidated damage claim.
AH has a tracking list, the amount is computed as follow
10% X Purchase Price X Day Delayed / 365
This is standard as per S&P.
However, per S&P, there should be another 20% claim for facilities compensation as follow
20% X (10% X Purchase Price X Day Delayed / 365)
Thus, my question is
Liquidated Damage = (10% X Purchase Price X Day Delayed / 365) + [20% X (10% X Purchase Price X Day Delayed / 365)]
or it is just like the one calculated by AH
Liquidated Damage = (10% X Purchase Price X Day Delayed / 365)
Can someone enlighten?

the facilities is include in the property price you are paying, so it is only claim as one. The facility claim you mention only valid if after you move in and the facility still not ready in very rare case I guess.

WAH~!! if based on 200k purchase price and lets say 90days delay, ma go up to 5k??? so much? haha.. the delay is for VP or CF?
