3 months for the CF?? How come? I went to AH last Saturday to pick up my key. One of the girl tell me it takes around 3 to 4 weeks for the CF after VP. If it really take 3 months for the CF then for sure i have to rush in order to move in on Dec. I m getting marry on Dec and will moving in after my wedding. Will go to AH this Sat again to confirm with them. Why they always cheat on the date? Last time on picking up the key and now for CF??

i call up to the office before this, the girls there also told me the same story.
she told me that CF can be get within 3-4 months only.and also there is no such thing as temporary CF.

Guys/Girls, plz correct me if i am wrong okey...

From my own personal opinion, i think they are trying to collect money 1st to do some rolling and also they wanted to stop their penalty on the late handling. Is there any act that they must handle the CF in within how long time?

and also if they delay for another 3 month for CF is that mean we also need to pay every month maintainance fee for nothing at all? Uhmm, now i was thinking bout something called unreasonable...Maintaince fee paid, but don;t get to enjoy the facility

i agree with that also .
They action to get the key meaningless to the purchaser.

You can get the key, but you cant move in, cant renovate. Cant do anything.

The only thing u can do is paying the maintainence... so what is the point there

But now i change my mind... tomorrow 2pm i will go AH office to have a discussion with them, i really disappointed.
I take my key, i pay maintenance...but i can not do anything to my house, what a funny thing!!!

Let sit down n discuss about tis issue. Is better for us to practice the same action to the developer to raise up their attention like refuse to pay the maintenance fees or other else. Tis can increase our bargaining power!

It's truth, where got such things.. we paid the maintainance fee in advance but cannot move in & enjoy the facilities.. then what for pay for the maintainance fee.. according to them, we have to pay due to the security guard all in place.. but how the car park, swimming pool,lifts..
maybe they can charge for security fee or pro-rate the maintainance fee instead of paying full...
But, still have to pay it to get key to check the unit defect..
,,,so,,,, Shocked

That is why last time I advise all not to collect the keys first if without CF because you can't move in or do any renovations. VP is given out just to check or so call try to please us. Shocked

Re: Maintenance/Management Fees

Post by kelvin on Sun Jul 26, 2009 8:27 pm

guys, i get the same frustration like u all, but cant do anything besides chasing them for CF, because it is stated clearly in S&P, u consider accept the VP automaticlly after 2 weeks eventhough u no show, so there is no point delay, better get ur defect complaint done before u start ur own renovation after CF issue, otherwise u still need to waste ur time to waite for developer to attent to ur defect complain before u do ur reno, unless u want to do it all urself.

For the maintenance fee, I think as soon as VP release we have to pay the maintenance fee, but thats not mean we lost our money because we cant use facility, the maintenence fee we pay is for everything including guard, facilities maintenence....etc. I am sure the developer will record down all the detail where our money spend for? if now only got guard, then only small portion will use to pay for guard salary, all the money will still stay in the account for future use right?

My only concern here like I put in other post is I worry management will purposely delay the CF because our facility is not ready with our VP release, they assume they can finish it before CF, thats means if they cannot finish on time before CF release they get penalty again. To avoid the penalty, u think they will announce the CF before the facility complete? sound confusing >.< is just my 2cent

if facilty not ready yet,how are they gonna issue the CF to us?
CF ready means faiclty ready,if facility not ready yet means the CF can't be approve right.

Corret me if i am wrong, just my 5 cents opinion.
