Joint Management Body (JMB)

Hi all, since we had acquire the VP and looking at the poor follow up from developer. I think we should start discussiong about the JMB topic. I personally do not have any experince on this, hence would like to open up this topic for discussion. From what I know this act had been enforce since april 2007 compulsonary all developer to form a Join management commitee not later than 12 months from the date of VP, otherwise will get penalty of 20k or not more than 3 months jail. The JMC member must include both buyer and developer with minimum 5 and maximum 12 buyer in the committee. JMC member is limited to 3 year and new member must be selected. The purpose for this JMC is to important to determine and enforce the house rules, incharge of the common properties maintenance, sinky fund management, attend to complain...etc. Without JMC, developer can ignore purchaser complain anytime......

one problem I foresee here is AH is acquire CF by one block after another. So I do not know how the JMB can be form.

cheers finally got one person reply on this. see so many "view" number but nobody put down their fingerprint here. :p

My fren in contruction line advice me that the sooner the JMB form the better. without the JMB, developer basic control everything and sometimes very difficult to get our opinion up to the management. There is not uncommon also developer will put in those "pro developer" ppl in the commitee. remember guys, we still have our 5% payment in the commissioner for our defect warranty purposes, how to use this money is up to the current management which I think purely form by management or JMB (if got). So we should use this money wisely for the sake of the purchaser, dun save this money for developer :p
just my 2cent, correct me if I am wrong, cheers! And wish our developer good luck for tomorrow so that I can get my CF fast ^^

yeah, through general election like AGM haha. developer will chair this meeting. the commitee that get elected will manage our home sweet home for 3 years. so big responsiblity oh, make sure u all attend when the meeting is call, otherwise might end up "pro developer" inter selection commitee then all of us will suffer.
I did read some forum talk bout this, there is a suggestion said that it is better to have purchaser with different profetionalism in the commitee like engineer, acountant, contractor .....etc.
while i guess, now still too earlier for this since CF also not approve yet =.=
really hope things getting all well today :p

Agreed to Kelvin tat the commitees should come from different professional or field, so tat the commitees can come out wif different idea or suggestion on all the issue of AH.

But I heard from the sale person b4 tat the developer will take the responsible to manage AH for the 1st year of every block. After tat, they will pass the right back to all the purchasers. I'm not sure how true is tat lah.

Engineer and programmer always tak boleh ngam key one wor.. accountant and sales always bergaduh one wor.. haha..

but we need technical engineer to activate our "open door" key at our intercom.. hahaha Razz

Should we start distributing flyers to call for a meeting with all the buyers? Maybe start forming our own little committee even before the JMB. At least we know who'll be interested to represent the residents when they finally form the JMB. I've prepared a simple leaflet but I need help translating that into Mandarin. Any takers? Anyone support this? Anyone against this idea?

Thanks Kuan Hoon. Venue, I'm thinking just in Block A foyer. Time around 9.50 a.m. The date initially I want to put on 17th but then it's Deepavali week. 24th I can't make it coz got to work. Any other suggestions? How many interested to join anyway? If from the forum also no supporter then no point going through the trouble to make the leaflets.

get some info from commisioner of building. If we need to push early forming of JMB. We need at least 1/4 of purchaser to agree to attend AGM.
260/4 = 65 units. I dun think we have 65 block A purchaser in this forum. so need to do some homework....

early forming of JMB.. how early is considered early? i thought JMB must be formed whithin 12 months of VP issuance.. must we wait until 12th month then only considered not early?

well if we really need 1/4 of purchaser to attend.. then probably we need to distribute the flyer to their doorstep so they are informed and join us..

developer need to call for the AGM meeting ito form JMB within 12 months. But if we can get 1/4 of ppl to support, we can ask for this meeting anytime when we are ready and no need to wait for developer. but of course, it is touch work I assume, new forming JMB commitee is responsible to whole management included our 5% warranty reserve amount.
derek =.= are you going to stay in AH or bought the unit for investment purpose?

It's sad to say this but I dun think we can get much support from the forum. Block A only 18 member. And out of the 18, maybe got less than half is active. Sad

yeah, I think 70% of block A purchaser easily is developer ppl. means those frends, auntie, uncle, neighbours, investers etc ..........
